Project Overview

Client reports that the interior walls of the living room and two bedrooms show scuff marks, nail holes, and uneven color after five years of tenant use. Client would like the unit repainted and ready for showings before the spring rental season.

Project location: 42 Chestnut Street, Unit 2, Newton, MA 02458.

Scope of Work

Contractor will protect floors and furniture with drop cloths, patch nail holes and minor cracks, lightly sand and spot-prime patched areas, and apply two finish coats of Client-supplied paint to the walls, ceilings, and trim of the living room and two bedrooms. Contractor will clean the work area at the end of each day and remove all protective materials at completion.

Deliverables

Two finish coats on all listed surfaces, clean cut lines at ceilings and trim, patched and sanded wall surfaces, all protective materials removed, and a final walkthrough with a punch list completed within 24 hours.

Included: Labor, drop cloths, painter's tape, patching compound, spot primer, brushes, rollers, ladders, and equipment.

Exclusions

Finish paint (supplied by Client), drywall repair beyond minor patching, wallpaper removal, lead or mold abatement, furniture moving over 50 lbs, closet interiors, and exterior surfaces.

Project Timeline

Estimated start date: March 16, 2026.

Approximately 4 business days, including drying time between coats.

Timelines may be adjusted for weather, delayed client approvals, restricted site access, or hidden conditions discovered after work begins. Contractor will notify Client promptly and provide a revised schedule.

Pricing Breakdown

Payment Schedule

A deposit of $900.00 is due upon acceptance of this proposal to reserve the schedule and purchase initial materials.

Deposit upon acceptance: $900.00 — due at signing.

Milestone payment at completion of living room: $1,200.00 — due March 18, 2026.

Balance due at final walkthrough: $1,290.25 — due at completion.

Balance due: $2,457.50 upon completion, unless otherwise scheduled above.

Accepted payment methods: Zelle, Check, ACH / bank transfer.

Terms and Conditions

Cancellation: Client may cancel this project in writing up to 48 hours before the scheduled start date at no cost. Cancellations made after that point may be subject to a fee covering materials already purchased and scheduled labor.

Changes to scope: Any work requested outside the Scope of Work above will be documented in a written change order, priced separately, and approved by the Client before work continues.

Warranty: Contractor warrants workmanship for 12 months from completion against peeling, blistering, or flaking caused by application. Paint product defects are covered by the manufacturer.

Delays and unforeseen conditions: Timelines may be adjusted for weather, delayed client approvals, restricted site access, or hidden conditions discovered after work begins. Contractor will notify Client promptly and provide a revised schedule.

Additional notes: Contractor will coordinate access with the building manager. Client will confirm final paint colors at least three business days before the start date.

Proposal Validity

This proposal is valid until March 31, 2026. After that date, pricing and availability may change due to material costs and schedule.
